Loan against property: borrow against your house, flat or shop

Short answer: a loan against property (LAP) is a secured loan against a home or commercial property you own. Banks lend about 50% to 75% of the market value they assess, for up to 15 years. Published rates checked on 8 November 2026 start at 8.85% a year (Bajaj Housing Finance, salaried) and 8.95% (HDFC Bank, self-occupied home). The property is mortgaged, so missed EMIs put it at risk.

AdvanceCred is a credit advisory and loan intermediation firm, not a lender. Approval, amount, rate and tenure are decided by the bank or housing finance company.

What can you use a loan against property for?

Almost any genuine need except speculation, such as trading in shares. HDFC Bank lists marriage, medical expenses, children's education, business expansion, working capital and debt consolidation. SBI allows "any personal purpose other than speculative purpose". You declare the end use when you apply.

Your needIs LAP a fit? Also compare
Business expansion, machinery, a new shop or clinicOften, for larger amounts over a long tenureFor day-to-day stock and receivables, a working capital or CC/OD limit may suit better

Medical treatmentOnly when the bill is large and not urgent; valuation and legal checks take timeHealth insurance first, then a personal loan for a medical emergency
Wedding or home renovationPossible, but keep the tenure shortA personal loan for smaller amounts

How much can you borrow against your property?

Two limits apply, and the lower one wins. The loan-to-value (LTV) limit caps the loan at a share of the market value the lender assesses. The income limit caps your EMIs, old and new together, at a share of your income.

Lender (published terms, checked 8 November 2026)Loan as a share of market valueAmount and tenure
HDFC BankNew customers: generally up to 50%. Existing HDFC customers: all loans outstanding plus the LAP within 60%Up to 15 years or retirement age, whichever is lower
State Bank of India65% for loans up to ₹1 crore; 60% from ₹1 crore up to ₹7.5 crore₹10 lakh to ₹7.5 crore (subject to property location); 5 to 15 years; repaid before the eldest borrower turns 70
ICICI BankUp to 75%, depending on property type and eligibilityUp to 15 years
Bajaj Housing FinanceNot stated on its rates pageUp to 15 years

Example: your flat is valued at ₹60 lakh and has no loan on it. On value alone, HDFC Bank's 50% allows up to ₹30 lakh for a new customer, SBI's 65% up to ₹39 lakh and ICICI Bank's 75% up to ₹45 lakh. Your income, existing EMIs and credit history then decide the actual offer.

What are the interest rates and fees?

Loans against property are usually on floating rates linked to the lender's benchmark. A self-occupied home gets the lowest rates; rented homes and commercial property cost a little more. Processing, valuation and legal charges are extra.

Lender and productPublished rate (floating)Processing fee
HDFC Bank, self-occupied residential property8.95% to 9.95% p.a.Up to 1.50% of the loan or ₹4,500, whichever is higher, plus taxes
HDFC Bank, other residential and commercial property9.25% to 10.25% p.a.
Bajaj Housing Finance, salaried8.85% to 11.00% p.a."A nominal fee"; full schedule in its MITC
Bajaj Housing Finance, self-employed9.55% to 12.00% p.a.
State Bank of IndiaOn SBI's interest rate page1% of the loan, maximum ₹50,000, plus tax
For comparison: ICICI Bank personal loan (unsecured)10.25% to 16.50% p.a. (checked 7 November 2026)As per ICICI Bank's charges

Pre-payment: RBI's 2025 directions bar pre-payment charges on floating-rate loans to individuals for purposes other than business, and Bajaj Housing Finance lists nil part and full prepayment charges on floating-rate loans to individuals. If the loan is for your business, ask the lender for its foreclosure terms before you sign.

Worked example: ₹25 lakh against a ₹60 lakh flat

A salaried borrower needs ₹25 lakh to expand a family business or pay for a child's degree abroad. The flat is self-occupied and valued at ₹60 lakh, so ₹25 lakh is within all three LTV limits above.

Illustration only. The LAP rate of 9.50% is a round figure inside HDFC Bank's published 8.95% to 9.95% range for a self-occupied home; the personal loan rate of 11.60% is ICICI Bank's published mean for July to September 2026. Personal loans of ₹25 lakh are not offered to every profile.

₹25 lakh borrowed asMonthly EMITotal interest
A. Personal loan at 11.60%, 5 years₹55,107₹8,06,426
B. Loan against property at 9.50%, 5 years₹52,505₹6,50,279
C. Loan against property at 9.50%, 10 years₹32,349₹13,81,927
D. Loan against property at 9.50%, 15 years₹26,106₹21,99,011
  • Same tenure, less interest: over 5 years the LAP (B) saves about ₹1.56 lakh of interest against the personal loan (A).
  • Longer tenure, smaller EMI, far more interest: option D needs about ₹26,106 a month, but the interest (about ₹22 lakh) is close to the amount borrowed. Pick the shortest tenure your income allows and prepay when you can.
  • Income check: if a lender lets total EMIs reach half of take-home pay, option C's ₹32,349 EMI needs about ₹64,700 a month with no other EMIs. Try your own figures on the eligibility calculator.
  • Fees: at HDFC Bank's maximum of 1.50%, the processing fee on ₹25 lakh is ₹37,500 plus 18% GST (₹44,250). SBI's 1% would be ₹25,000 plus tax. Valuation and legal charges are extra.

EMIs use the standard reducing-balance formula. Your offer may be higher or lower; the lender decides. Test other rates and tenures on the EMI calculator.

Who can get a loan against property?

Salaried people, self-employed professionals such as doctors, CAs and architects, and business owners such as traders and contractors, who own a residential or commercial property with clear title and can show steady income.

LenderPublished eligibility
HDFC BankResident Indians, salaried or self-employed, aged 21 to 65; income, credit score, existing obligations and retirement age are considered
ICICI BankSalaried aged 20 to 65, self-employed aged 21 to 70; credit score of 700 and above; residential, commercial or industrial property owned by the applicant
State Bank of IndiaNet monthly income of ₹25,000 or more; property in your name or a spouse's, child's, parent's or sibling's

ICICI Bank says built-up property is preferred and vacant plots are accepted only in specific cases.

Which documents do lenders ask for?

Identity and income papers, as for any loan, plus the full property file. The property papers take the longest, so start collecting them first.

  • KYC: PAN (or Form 60) and one officially valid document such as a passport, driving licence or voter ID.
  • Salaried: last 3 months' salary slips, 6 months' bank statements showing salary credits, latest Form 16 and income tax returns.
  • Self-employed: 3 years' income tax returns, balance sheets and profit and loss accounts attested by a CA, and 6 months' business and personal bank statements.
  • Property: title deeds with the previous chain of documents, proof that the property has no encumbrance, and the approved building plan where applicable.
  • Existing loans: 6 months' statements showing repayment of ongoing loans.

List from HDFC Bank's loan against property page, checked 8 November 2026. Other lenders' lists are similar; the lender may ask for more.

What are the risks of a loan against property?

Your property is the security. If EMIs stop and the account becomes a non-performing asset, the lender can act under the SARFAESI Act, 2002: a demand notice gives you 60 days to pay, after which the lender can take possession of the property and sell it. Borrow only what your income can repay with room to spare.
  • Long tenure, high total cost. As the worked example shows, 15 years can almost double what you repay.
  • Slower than a personal loan. Valuation and legal checks on the property add time, so a LAP does not suit an emergency that has to be paid this week.
  • Floating rate. If the lender's benchmark rises, your EMI or tenure rises with it.
  • Business use and pre-payment. The RBI bar on pre-payment charges covers floating-rate loans to individuals for non-business purposes; for business use, check the lender's foreclosure terms.

How AdvanceCred helps

An advisor looks at your property, your income and your existing EMIs, then compares a loan against property from partner banks and housing finance companies with a home loan top-up or a personal loan where those cost less. You see the EMI, total interest and fees of each option before you decide. AdvanceCred is not a lender; the lender decides approval, amount, rate and tenure.

Business owners who need funds for stock, receivables or day-to-day running costs can also see working capital and CC/OD options on AdvanceCred Business Funding.

Frequently asked questions

How much loan can I get against my property?

Lenders lend a share of the market value they assess, called the loan-to-value (LTV) ratio. HDFC Bank generally lends new customers up to 50% of market value, SBI up to 65% for loans up to ₹1 crore (60% above), and ICICI Bank up to 75%. Your income and existing EMIs usually set the final amount, and the lender decides.

What is the interest rate on a loan against property?

Published floating rates checked on 8 November 2026: HDFC Bank 8.95% to 9.95% a year for a self-occupied home and 9.25% to 10.25% for other residential and commercial property; Bajaj Housing Finance 8.85% to 11% for salaried and 9.55% to 12% for self-employed borrowers. Your rate depends on your credit score, income and the property.

What can a loan against property be used for?

Most non-speculative needs. HDFC Bank lists marriage, medical expenses, children's education, business expansion, working capital and debt consolidation; ICICI Bank lists business expansion, education, medical expenses and debt consolidation; SBI allows any personal purpose other than speculation. Lenders ask you to declare the end use.

Is a loan against property better than a personal loan?

It is usually cheaper per year and allows larger amounts and longer tenures, but your property is mortgaged and the process takes longer because of valuation and legal checks. On ₹25 lakh over 5 years, 9.50% instead of 11.60% saves about ₹1.56 lakh of interest. Over 15 years the EMI falls to about ₹26,106 but total interest rises to about ₹22 lakh.

What happens to my property if I miss loan against property EMIs?

Missed EMIs bring penal charges and a lower credit score. If the account becomes a non-performing asset, the lender can use the SARFAESI Act, 2002: a demand notice gives 60 days to pay, after which the lender can take possession of the property and sell it to recover the dues.

Is AdvanceCred a lender?

No. AdvanceCred is a Mumbai-based credit advisory and loan intermediation firm. It compares options from partner banks and NBFCs and helps process the application. The lender alone decides approval, amount, rate and tenure.
