Loan against property to pay off personal loans and credit cards

Short answer: if you own a house or flat, a loan against property (LAP) can clear several personal loans and card balances with one EMI, usually at a lower rate than an unsecured loan. The catch: your home is mortgaged, and it can be at risk if you miss EMIs. The lender values the property and decides the amount, and processing, valuation and legal charges apply. It suits a steady income and a one-time clean-up, not ongoing overspending.

AdvanceCred is a credit advisory and loan intermediation firm, not a lender. Approval, amount, rate and tenure are decided by the bank or NBFC.

How does a loan against property clear other debt?

You mortgage a residential or commercial property you own to a bank or NBFC. The lender values it, sanctions a loan for a share of that value, and you use the money to close your personal loans, app loans and credit card balances. From then on you pay one EMI to one lender until the LAP is repaid.

Lenders generally allow this use. SBI, for example, says its loan against property can be used for "any personal purpose other than speculative purpose". A LAP is different from a personal loan balance transfer or top-up: those are unsecured, so no property is pledged, but the rate is usually higher.

  1. List every debt you want to close, with the outstanding amount, rate, EMI and any foreclosure charge.
  2. Get the property valued. The lender sends its own valuer and lawyer; their report decides the amount, not the price you think it would fetch.
  3. Sanction and disbursal. The loan is paid out after the title check and the mortgage is created.
  4. Close the old accounts in full and collect a closure letter or no-dues certificate for each one.

How much can you borrow against your house or flat?

Each lender caps the loan at a share of the market value it assesses, called the loan-to-value (LTV) ratio, and also checks that your income can carry the EMI. The smaller of the two limits decides your amount.

Lender (published terms)Share of property valueTenureProcessing fee
SBI Loan Against PropertyUp to 65% for loans up to ₹1 crore; 60% above ₹1 crore up to ₹7.5 crore5 to 15 years; loan to be repaid before the eldest borrower turns 701% of the loan, up to ₹50,000, plus tax
HDFC Bank Loan Against PropertyNew customers: should not generally exceed 50% of market value. Existing HDFC loans plus the LAP: up to 60% in totalUp to 15 years or retirement age, whichever is lowerUp to 1.50% of the loan or ₹4,500, whichever is higher, plus taxes

Lenders' published terms, checked 26 October 2026. Each lender applies its own policy to your profile.

So if your flat is valued at ₹80 lakh, a 50% LTV caps the loan at ₹40 lakh and 65% at ₹52 lakh. If you need ₹10 lakh to clear your debts, the property value is rarely the limit; your income and existing EMIs usually are. SBI, for example, sets a minimum net monthly income of ₹25,000 for its LAP and accepts property owned by the borrower or by a spouse, child, parent or sibling. Ask the lender how every owner of the property needs to join the loan.

Is a loan against property cheaper than a personal loan?

The interest rate usually is. HDFC Bank publishes LAP rates of 8.95% to 9.95% a year for a self-occupied home, while ICICI Bank's personal loans run from 9.99% to 16.50% a year. Whether you pay less in total depends on the tenure you choose and the one-time charges.

Checked 26 October 2026. These are the lenders' own figures, offered "for eligible profiles"; the rate you are offered depends on your credit score, income and the property.

Worked example: clearing ₹10 lakh of debt

A salaried borrower owes ₹10 lakh: ₹3 lakh on a credit card and ₹7 lakh across two personal loans at 16% a year. Below are the EMI and total interest for one unsecured consolidation loan and for a LAP at three tenures, using the published rates above.

Today Credit card ₹3,00,000 at 45% a year: ₹11,250 a month in interest alone Personal loans ₹7,00,000 at 16%, 36 months left: EMI ₹24,610
Option to clear ₹10 lakhEMITotal interest
A. Personal loan at 11.60%, 5 years₹22,043₹3,22,571
B. LAP at 9.95%, 5 years₹21,222₹2,73,347
C. LAP at 9.95%, 10 years₹13,187₹5,82,488
D. LAP at 9.95%, 15 years₹10,715₹9,28,787

One-time processing fees on ₹10 lakh, before valuation and legal charges: up to ₹23,600 for a personal loan at up to 2% plus 18% GST, and up to ₹17,700 for an HDFC Bank LAP at up to 1.5% plus 18% GST.

EMIs use the standard reducing-balance formula. Rates: 11.60% is ICICI Bank's mean personal loan rate for July to September 2026; 9.95% is the top of HDFC Bank's published range for a self-occupied home. Your offer may be higher or lower.

  • Same tenure, LAP wins: over 5 years, the LAP (B) costs about ₹49,000 less in interest than the personal loan (A), plus a lower processing fee.
  • Longer tenure, LAP costs more: stretching to 10 years (C) cuts the EMI by about ₹8,900 a month but adds about ₹2.6 lakh of interest compared with A. At 15 years (D) the interest is close to the loan itself.
  • The card is the urgent part. At 45% a year, the ₹3 lakh card balance costs more each month in interest than the whole LAP EMI in option D.

A good rule: take the shortest tenure whose EMI you can pay comfortably every month, and prepay when you can. Use the EMI calculator to test your own numbers.

What are the risks of mortgaging your home to clear debt?

The main risk is simple: unsecured debt becomes debt secured on your home. If you cannot pay, a personal loan lender can chase you for the money; a LAP lender can take and sell the property.

Your property is at risk if you miss EMIs. If a LAP becomes a non-performing asset, the SARFAESI Act, 2002 allows a bank or eligible NBFC to send a 60-day demand notice and then take possession of the mortgaged property and sell it to recover the dues, without first going to court. Missed EMIs are also reported to credit bureaus.
  • Longer debt. A 10 to 15 year LAP can keep you paying for short-term debts for a decade or more (see options C and D above).
  • Extra costs. Processing fees, valuation and legal charges, and stamp duty on the mortgage where it applies. Ask for the full list in the Key Facts Statement before you sign.
  • Floating rates move. If your LAP is on a floating rate, the EMI or tenure can rise when the lender's benchmark rate goes up.
  • The habit has to change. If the cards get used up again after the LAP clears them, you end up with the mortgage and fresh card debt.
  • Family property. If a spouse or parent co-owns the home, they are tied to the loan too. Agree on it together.

Prepaying: for floating-rate loans to individuals for non-business purposes, sanctioned or renewed from 1 January 2026, RBI's Pre-payment Charges Directions, 2025 bar pre-payment charges. Check whether your old personal loans carry foreclosure charges, because those count towards the cost of switching.

When is a loan against property the right choice, and when not?

It can make sense when

  • your debts are large (several lakh) and mostly high-rate cards or personal loans;
  • your income is steady and the new EMI fits comfortably;
  • the property has clear title in your or your family's name;
  • an unsecured consolidation loan is not approved, or only at a high rate, for the amount you need.

Think twice when

  • the debt is small enough for an unsecured consolidation loan or balance transfer;
  • your income is irregular or a job change is likely;
  • you have already missed EMIs recently, which raises the chance of missing more;
  • the home is the family's only property and others co-own it but have not agreed.

Which documents do lenders ask for?

Expect the usual income and identity documents plus the property papers. The exact list varies by lender and by whether you are salaried or self-employed.

  • Salaried: recent salary slips, Form 16 and bank statements
  • Self-employed: income tax returns, financial statements and bank statements
  • Statements of the loans and cards you want to close

The property

  • Title deed or sale agreement and the chain of earlier title documents
  • Approved building plan and occupancy certificate, where issued

Frequently asked questions

Can I use a loan against property to pay off personal loans and credit cards?

Yes, many lenders allow it. SBI, for example, says its loan against property can be used for any personal purpose other than speculation. The lender pays out the loan, you close the old loans and cards, and you then pay one EMI. Your house or flat is mortgaged until the loan is repaid.

How much can I borrow against my house or flat?

Lenders lend a share of the market value they assess, and each sets its own limit. HDFC Bank says a loan against property for a new customer should not generally exceed 50% of market value. SBI lends up to 65% of value for loans up to ₹1 crore. Your income and existing EMIs also cap the amount.

Is a loan against property cheaper than a personal loan for clearing debt?

The rate usually is. HDFC Bank publishes 8.95% to 9.95% a year for self-occupied homes, against 9.99% to 16.50% for ICICI Bank personal loans. But a longer tenure can make the total interest higher, and valuation, legal and processing charges apply. Compare total cost over the tenure, not only the EMI.

What happens to my house if I miss EMIs on a loan against property?

Missed EMIs are reported to credit bureaus, and charges apply. If the loan becomes a non-performing asset, the SARFAESI Act, 2002 lets a bank or eligible NBFC send a 60-day demand notice and then take possession of the mortgaged property and sell it to recover the dues, without first going to court.

Can I prepay or close a loan against property early?

For floating-rate loans to individuals for purposes other than business, sanctioned or renewed from 1 January 2026, RBI's Pre-payment Charges Directions, 2025 bar lenders from charging pre-payment charges. For fixed-rate loans or business-purpose loans, the lender's own policy and your sanction letter decide.

Is AdvanceCred a lender?

No. AdvanceCred is a Mumbai-based credit advisory and loan intermediation firm. It reviews your loans and property details, compares options with partner banks and NBFCs and helps process the application. The lender alone decides approval, amount, interest rate and tenure.
