Top-up or balance transfer: which one do you need?
A top-up is an extra loan from the lender that already holds your home loan. A balance transfer moves the whole home loan to a new lender, usually for a lower rate, and the new lender can add a top-up in the same application.
| Top-up with your current lender | Balance transfer with top-up | |
|---|---|---|
| Best when | Your home loan rate is already competitive and you need extra funds | Your home loan rate is higher than what other lenders now offer, and you need extra funds |
| Paperwork | Lighter: the lender already holds your property papers | Fuller: new valuation, legal check, transfer of documents from the old lender |
| Costs | Processing fee on the top-up | Processing, valuation and legal fees on the whole loan |
| What you end up with | Two loans with one lender (home loan and top-up) | One lender for the home loan and the top-up |
If you do not have a home loan but own a house or flat, the route is a loan against property instead.
How much top-up can you get?
Each lender sets its own limit. Two numbers usually decide it: your home loan outstanding plus the top-up must stay within a share of the property's market value, and your income must cover all EMIs together.
| Lender (published terms, checked 6 November 2026) | Top-up limit | Other terms |
|---|---|---|
| HDFC Bank Home Loan Top-Up | Up to the original sanctioned amount of your home loans (the page states a cap of both ₹50 lakh and ₹1 crore in different places; confirm with the bank). Home loan outstanding plus top-up within 80% of market value up to ₹75 lakh of total exposure, 75% above | Up to 15 years or retirement age; available 12 months after final disbursement and after possession; debt consolidation listed as a use; not for speculative purposes |
| ICICI Bank Home Loan Top-Up | Up to 100% of the original home loan's sanctioned amount, subject to eligibility, outstanding and property valuation | Up to 20 years; for renovation and other personal financial needs |
| SBI Insta Home Top-Up | 8% of the home loan limit, ₹50,000 to ₹8 lakh | Existing SBI home loan of ₹10 lakh or more; 1 year of satisfactory repayment; CIBIL 650 or more; flat processing fee ₹2,000 plus GST |
Example: your flat is valued at ₹60 lakh and ₹30 lakh is left on the home loan. Under an 80% limit, home loan plus top-up can reach ₹48 lakh, so up to ₹18 lakh of room on value. Your income, existing EMIs and the original sanction amount usually set a lower figure.
Is a home loan top-up cheaper than a personal loan?
The rate usually is. The total cost depends on the tenure you choose: a 10 or 15-year top-up has a small EMI but can cost more interest in total than a 5-year personal loan.
| Product | Published rate | Source |
|---|---|---|
| HDFC Bank balance transfer with top-up | 8.25% to 13.95% p.a. (repo-linked) | HDFC Bank top-up page |
| HDFC Bank home loan, salaried and self-employed | 8% to 13.45% p.a. (repo-linked) | HDFC Bank home loan rates page |
| ICICI Bank home loan, salaried | 8.75% to 9.90% p.a. by loan slab, as published (valid till 31 October 2026); processing fee 0.5% plus taxes | ICICI Bank home loan rates page |
| ICICI Bank personal loan | 9.99% to 16.50% p.a.; mean 11.60% for July to September 2026 | ICICI Bank personal loan rates page |
| Credit card revolving balance (Federal Bank, as an example) | Up to 3.75% a month (45% a year), plus 18% GST on interest | Federal Bank card terms; GST rate from IndusInd Bank |
Worked example: clearing ₹6 lakh of personal loan and card debt
A salaried home loan borrower owes ₹2 lakh on a credit card and ₹4 lakh on a personal loan at 16%. The card alone costs about ₹7,500 a month in interest at 3.75% (₹8,850 with GST), and the personal loan EMI over 4 years is about ₹11,336.
Illustration only. The top-up rate of 9.50% is a round figure inside HDFC Bank's published 8.25% to 13.95% range; the personal loan rate is ICICI Bank's published mean.
| One loan of ₹6 lakh to clear both | Monthly EMI | Total interest |
|---|---|---|
| A. Personal loan at 11.60%, 5 years | ₹13,226 | ₹1,93,542 |
| B. Home loan top-up at 9.50%, 5 years | ₹12,601 | ₹1,56,067 |
| C. Home loan top-up at 9.50%, 10 years | ₹7,764 | ₹3,31,662 |
| D. Home loan top-up at 9.50%, 15 years | ₹6,265 | ₹5,27,763 |
- Same tenure, less interest: over 5 years the top-up (B) saves about ₹37,500 of interest against the personal loan (A).
- Longer tenure, lower EMI, more interest: option D cuts the monthly outgo to about ₹6,265 but costs about ₹5.3 lakh in interest. Choose the shortest tenure you can afford, and prepay when you can. RBI's 2025 directions bar pre-payment charges on floating-rate loans to individuals for non-business purposes.
- Count the fees: processing, valuation and legal charges apply. On a balance transfer they apply to the whole loan; for example ICICI Bank's 0.5% plus taxes on ₹30 lakh is ₹17,700.
EMIs use the standard reducing-balance formula. Your offer may be higher or lower; the lender decides. Try your own numbers on the EMI calculator or the loan consolidation calculator.
When does a balance transfer alone save money?
When the rate gap is large enough to cover the fees. On ₹30 lakh with 15 years left, moving from 9.75% to 8.75% lowers the EMI from about ₹31,781 to ₹29,983, about ₹1,800 a month, or about ₹3.2 lakh over the remaining term if you keep the tenure.
Before you move, ask your current lender whether it will lower your rate, and compare any fee it charges with the processing, valuation and legal charges of a new lender.
What are the risks?
- Unsecured debt becomes secured. A card or personal loan default hurts your credit score; a home loan default can cost the home.
- Old habits come back. If the cleared cards are used again, you end up with the top-up and new card debt. Close or lower the limits on cards you do not need.
- Longer tenure, more interest. As the worked example shows, stretching ₹6 lakh to 15 years costs several times the interest of a 5-year loan.
- End-use declaration. Lenders ask what the money is for and exclude speculative uses such as trading.
How AdvanceCred helps
An advisor looks at your home loan, your other loans and cards, and your income, then compares a top-up, a balance transfer with top-up, a loan against property and an unsecured debt consolidation loan from partner banks and housing finance companies. You see the EMI and total cost of each before you decide. AdvanceCred is not a lender; the lender decides approval, amount, rate and tenure.
For unsecured consolidation, AdvanceCred works on cases with up to 1 payday loan, up to 5 app and personal loans and up to 5 credit cards.

Frequently asked questions
Can I use a home loan top-up to pay off personal loans and credit cards?
Often, yes. HDFC Bank lists debt consolidation among the uses of its home loan top-up, and ICICI Bank allows a top-up for personal financial needs. Lenders exclude speculative uses and ask for a declaration of end use. The lender decides approval and amount based on your repayment record, income and the property's value.
How much top-up can I get on my home loan?
It depends on the lender, your property value and income. HDFC Bank says the home loan outstanding plus the top-up must stay within 80% of the market value it assesses (75% above ₹75 lakh of total exposure), capped at the original sanctioned amount. ICICI Bank allows up to 100% of the original sanctioned amount. SBI's Insta Home Top-Up is 8% of the home loan limit, ₹50,000 to ₹8 lakh.
Is a home loan top-up cheaper than a personal loan?
The rate usually is. HDFC Bank publishes 8.25% to 13.95% a year for a balance transfer with top-up, while ICICI Bank's personal loans run from 9.99% to 16.50%. But a top-up is often taken over 10 to 15 years, and a longer tenure can make the total interest higher than a 5-year personal loan. Your home is the security.
When can I take a top-up on my home loan?
Lenders want a repayment record first. HDFC Bank allows a top-up 12 months after the final disbursement of the home loan and after possession or completion of the property. SBI's Insta Home Top-Up asks for at least 1 year of satisfactory repayment and a CIBIL score of 650 or more.
What is a home loan balance transfer with top-up?
You move your existing home loan to a new lender, usually for a lower rate, and the new lender adds a top-up loan at the same time. One application covers both. You pay processing and legal charges to the new lender, so compare the saving against those costs before you switch.
Is AdvanceCred a lender?
No. AdvanceCred is a Mumbai-based credit advisory and loan intermediation firm. It compares options from partner banks and NBFCs and helps process the application. The lender alone decides approval, amount, rate and tenure.
